Dividing a property into two (or more)?

Get your subdivision paperwork checked before it is lodged with us.

Subdividing your family block can be a big step, especially when it is your first time. Even after planning approval, the plans and documents needed to create your new titles must meet specific requirements. Land Services SA’s Premium Consulting Service (PCS) gives your surveyor and conveyancer access to a specialist review before formal lodgement, helping identify issues early and reduce avoidable delays. Most major projects already use PCS, but developers of all sizes can use this service with the cost based on job size and complexity.

You have done the planning. What happens next?

First have a chat with your council. They will be able to advise you if the development meets their minimum requirements, you can then engage a surveyor and conveyancer who can assist you with the development approval. But the process does not end there. Your subdivision plans and supporting documents still need to be checked and lodged with us before new property titles can be created.
If information is missing or incorrect, documents may need to be amended and submitted again. That can mean more time, extra professional work and delays to your plans.

Premium Consulting is an extra check at this important stage. It helps you and your appointed professionals pick up potential problems before formal lodgement.

What we actually do:

  • Review the subdivision plan and relevant supporting documents prepared by your surveyor or conveyancer.
  • Identify potential issues against registration requirements.
  • Work with your appointed professionals so they can address identified issues before lodging the documents

A sensible investment in getting the paperwork right

Premium Consulting fees are based on the complexity of your project. Following an initial assessment, we will confirm whether the service is suitable and provide a quote before any work commences. Surveyor, conveyancer, application, lodgement and other associated costs are separate. Some projects are more complex and will cost more, we will explain what is included before any work begins.

Historically, a significant proportion of plans require requisitions and correction before registration. Premium Consulting helps identify many of these issues before formal lodgement. The Premium Consulting Service is already used by most medium and large developers in South Australia – the professionals use it, so can you. How it works:

  1. Tell us where you are up to. Let us know your property location, what you are dividing and whether you already have a surveyor or conveyancer.
  2. We confirm suitability and quote. Our team advises whether PCS fits your project and sets out the applicable fee.
  3. Your professionals share the documents. Your surveyor and/or conveyancer provides the plans and supporting material for review.
  4. Issues can be resolved before lodgement. Your professionals make any required changes and proceed with formal lodgement when ready.

Using the illustration above, we help you avoid ‘requisitions’ (errors that cause your application to be sent back for correction), and improve the turn around time of steps 6, 7 and 8. If you refer to our processing times page, click through to chart 6 to see a live total of plans requisitioned as a proportion of plans lodged. Each year, over 60% of plans are requisitioned and sent back for correction, which restarts the process, stretching out timeframes and increasing costs.
